General Booking Conditions - Vacation Rental

1. Object and Duration of the Contract
This rental contract for tourist use is effective upon payment of the deposit by the Tenant.
The rental is intended to satisfy residential needs for tourism purposes and does not imply any form of residence or habitual domicile.
2. Rental Fee and Included Expenses
The agreed rent includes all rental expenses for the entire duration of the stay, including: Electricity , Water
3. Confirmation Deposit
To confirm the reservation, the Tenant must pay a confirmation deposit.
The deposit must be paid within 5 (five) days of the booking date.
Failure to pay by the due date will result in automatic cancellation of the reservation.
Payment of the deposit by the Tenant constitutes full and informed acceptance of all the conditions set forth in this document.
The amount paid will be applied to the total rent due.
4. Rent Payments
The balance must be paid no later than the day of arrival.

5. Security Deposit
Upon check-in, the Landlord may request a non-interest-bearing security deposit of €200.00 from the Tenant.
The deposit will be returned at the end of the lease, subject to an inspection of the property and furnishings.
In the event of:
Damage to the property or furnishings
Deficiencies attributable to the Tenant
the amount necessary for repairs will be retained.
If the damage exceeds the deposit, the Tenant will be required to pay the difference.
6. Tenant Obligations
The Tenant undertakes to:
Accept the property and maintain it with the diligence of a good family man.
Use the property exclusively for tourist accommodation, as stipulated in the contract.
Pay the rent within the agreed terms.
Return the property in the condition in which it was delivered.
7. House Rules
Pets are not allowed.
Parties, events, or disturbances to the neighborhood are prohibited.
Respect for the property, its furnishings, and public peace is required.
8. Cancellations and Early Departure
In the event of early return of keys, the rent already paid will not be refunded.
9. Jurisdiction
For any dispute relating to the performance of the contract, the parties elect the Court of Lecce as the exclusive jurisdiction.
10. Applicable Law
Unless expressly provided otherwise, the provisions of the Civil Code and the current regional law regarding tourist rentals apply.
Please note
This contract is not subject to registration if it is for a duration of less than 30 days, unless expressly requested.
Payment of the deposit is an essential condition for confirming the booking and constitutes formal acceptance of the general terms and conditions.
